08/22/11: When do general ordinances become zoning ordinances? The short answer in Spenlinhauer v. Town of Barnstable seems to be, 'depending on whether existing attempts to regulate the activity in question were implement as general police or zoning authority.'

08/15/11: The SJC recently issued an opinion in Doherty vs. Admiral's Condo. Trust (the full text of which is available HERE) which allows discovery to toll the statute of limitations for tortious harms, in this case related to toxic mold. Effectively the decision extends the rule about limitations traditionally applied in Lead cases to toxic mold and has obvious implications for both landlords and tenants.
